What is clearance height in a warehouse, and why does it matter?

Clearance height is the usable internal height inside a warehouse, from floor to the lowest point of the roof structure or any obstruction. It's commonly quoted at the springing point — where the roof begins to pitch upward — rather than the higher apex, because that's the height genuinely available for racking across most of the floor.
Clearance height is one of the first things a warehouse user checks, because it drives how much can be stored per square metre of floor. Two buildings with identical footprints can have very different practical capacity if one has meaningfully more clearance than the other — more height means more pallet levels or taller racking before you run out of room.
The springing-versus-apex distinction matters because a portal-frame shed's roof usually pitches up from the walls to a ridge in the middle. Quoting the apex height overstates what's usable, since racking and stacked goods need consistent height across the full width of an aisle, not just under the peak. Springing height is the more honest, commonly discussed figure for working out what a building can actually hold.
Clearance requirements also vary a lot by use — a business running high-bay selective racking needs meaningfully more height than one storing bulky, low-stacking goods, and clear height interacts with floor loading, aisle width and racking type to determine real storage density. When comparing buildings, it's worth asking how clearance was measured and where, rather than relying on a single headline number.
