Source or build the right building

How to find industrial property in Brisbane

Direct answer

You can find industrial property in Brisbane through listing portals and agents — or, if you want a specific facility that fits your operation, by briefing a direct property partner to source or build it for you. The first shows you what exists today; the second finds the right building, even if it has to be created.

Most searches for a warehouse start on a portal or with an agent — and that's a sensible first move. But it only ever shows you what happens to be listed. If your requirement is specific, there's a second route worth knowing.

How the market normally works

Listing portals and commercial agents are the front door to the market, and they do a real job: aggregating what's available, marketing space, and matching tenants to buildings. If your requirement is fairly standard and your timing is flexible, that route often works well, and we'd encourage you to use it.

We work alongside agents every day — many of the requirements we fill come to us through them.

The limits of reactive search

The catch is that portals and listings are reactive: they show you what exists and is vacant right now. If the building that truly fits your operation isn't currently on the market — wrong size, wrong location, wrong specification, or simply not vacant — no amount of searching will surface it.

That's where a lot of growing businesses get stuck: compromising on a building that's available rather than holding out for the one that's right.

The direct, demand-led alternative

The second route is to brief a direct property partner with your requirement and have them source or build to it. Instead of searching what's listed, you describe what you need — and we go and acquire the right building, or build it, then lease it to you long term.

It's the difference between shopping the shelf and having the thing made. For a specific or growing operation, it's often the better answer.

Common questions

Should I still use a commercial agent or a portal?
Yes — they're a sensible first move, and if a suitable building is already listed, that's the quickest path. We work with agents constantly. The direct route is for when what's listed doesn't fit your requirement.
What if the building I need doesn't exist yet?
Then we build it. Brief us on the operational requirement and we can fund, acquire and develop a facility to suit, then lease it to you — that's build-to-suit.
Do you charge me to find or build a property?
Talk to us about your requirement directly and we'll be clear on how it works. Where an agent introduces a requirement, we pay their fee — you're not paying twice.
