What drives industrial rents?

Industrial rents are shaped by several factors rather than one formula: land scarcity in a location, proximity to transport corridors and customers, the building's own specification, tenant covenant strength, and the incentives a landlord offers. These interact, which is why comparable rents can vary meaningfully even for similarly sized buildings.
Location and land scarcity set the ceiling. Precincts close to major transport corridors, ports or population centres, with limited remaining industrial-zoned land, tend to command stronger rents simply because supply is constrained relative to demand from occupiers who need to be there. A building's specification then determines where it sits within that local range — clearance height, hardstand, power capacity, dock configuration and office fit-out all affect how well a building suits modern operational needs, and better-specified buildings generally command a premium over dated stock in the same area.
Tenant covenant and lease terms matter from the other side of the negotiation. A financially strong tenant committing to a longer lease gives a landlord more secure income, which can support a different rental outcome than a shorter, less certain commitment. Incentives — rent-free periods, fit-out contributions — are the mechanism landlords use to bridge between a headline (face) rent and what the market will actually bear, particularly when supply and demand shift.
None of these factors works in isolation, and their relative weight shifts with market conditions over time. Rather than a fixed formula, industrial rent is best understood as the outcome of scarcity, specification and covenant all being weighed together for a specific building and a specific tenant.
