What is hardstand, and why does it matter for industrial property?

Direct answer

Hardstand is a sealed, load-bearing outdoor area — usually concrete or heavy-duty asphalt — used for parking, storage, container handling or truck manoeuvring. Unlike a basic gravel or grassed yard, it's engineered to carry repeated heavy loads without rutting or breaking up, which is why yard-reliant operators treat it as a core part of the property, not an afterthought.

For businesses that store materials outdoors, park a fleet, or handle containers and pallets in the open, the yard often matters as much as the warehouse. Hardstand is what makes that yard usable year-round: it sheds water, resists the point loads of laden trucks and forklifts, and doesn't degrade the way an unsealed surface does under constant heavy traffic.

The amount and quality of hardstand shapes what a site can actually do. A logistics or transport operator needs enough sealed area to manoeuvre and park B-doubles; a building products or waste business needs hardstand rated for stockpiles and repeated loading. Quality varies too — pavement thickness, drainage and sealing all affect how long it lasts under heavy use.

Because hardstand is expensive to build and maintain, it's a genuine point of differentiation between sites, and one reason well-specified yards command more interest from yard-based tenants than an equivalent building with a token car park out front. A long-term owner who reinvests in pavement condition, rather than letting it wear down between tenancies, keeps that yard genuinely usable for whoever occupies it next.
